Many of the homes we manage achieve top-of-market rent, and one of the key reasons is consistency. Lawn care is included.

Over time, we’ve learned that when tenants are responsible for lawn maintenance, results are inconsistent at best. Even well-intentioned tenants rarely maintain properties to the standard required by HOAs, neighborhoods, or the long-term health of the landscaping.

In Middle Tennessee, mowing season typically ramps up around Easter. However, early spring often includes a window of slower grass growth, where weekly mowing simply isn’t necessary.


We proactively:

  • Adjust mowing schedules to bi-weekly when appropriate
  • Actively manage vendors to ensure savings reach owners


While many lawn companies prefer rigid weekly schedules, our long-standing vendor relationships allow us to negotiate flexibility and that flexibility directly benefits our clients.


Spring is also the ideal time for mulching, and most properties only need mulch once per year. Done correctly, spring mulching:

Most mowing companies don’t like skipping weeks. But because our vendors manage multiple properties for us and understand our expectations, we’re able to secure flexibility that saves owners money without sacrificing appearance.


Weed Control, Beds & Trimming: Consistency Matters

We require our landscaping trades to:


  • Pull weeds at least bi-weekly
  • Maintain flower beds consistently
  • Prevent beds from becoming overgrown


Why? Because small issues left unchecked turn into large, expensive clean-ups.


While fall is the best time for major trimming, some properties do require light spring or summer trimming depending on plant type and growth patterns. Having worked for a landscape design company for years, I bring hands-on knowledge of:


  • Proper trimming timing
  • Plant health best practices
  • What should  and shouldn’t  be cut
  • Seasonal do’s and don’ts


This experience allows us to make informed decisions rather than approving unnecessary work.


Irrigation, Overseeding & Water Use

Irrigation systems can be a sensitive topic, particularly when tenants pay the water bill.
